FIELD MEASUREMENTS AND SITE INSPECTIONS - We charge $50/hr
We charge $50/hr a minimum of 4 hours. Site measurements for proposed / altered / existing buildings and structural inspections.It helps us and you in:
- observing existing conditions.
- determining a cost-efficient scope of work
Time: Min 4hrs / day - Max 8 hrs / day
Tools:
- measuring tapes - measuring wheels - laser distance measurer -
- digital cameras - voice recorder - stud/wire detector - flash lights -
For most of our inspections these are the tools we currently use. They offer sufficient accuracy within acceptable tolerances. For special conditions we can perform / recommend specialized inspections such as:
- professional surveys with the use of a theodolite / laser levelers
- thermal / infrared camera deep scans
- X-rays scans for structural examination.
Inspections are usually required for Structural Reports and/or As Built Plans.
CAD DRAFTING & BLUEPRINTS - We charge - $35/hr
We use CADD Software to accurately represent the existing or designed structures.

Specifications: Residential (based on our experience)
Architectural set:
- Preliminary floor plans: 4 - 6 hrs/floor
- Reviewed final floor plans: 4 - 8 hrs/floor
- Elevations: 1 - 2 hrs/ elev (1 - 2 stories)
- Cross-sections: 2 - 4 hrs/ section (1 - 2 stories)
- Roof plan: 2 hrs
- Site plan: 2 - 4 hrs
- Irrigation plan (basic): 4 - 8 hrs
- Landscape plan (basic) 4 - 8 hrs
Generally for 1 story an architectural set requires about 26 hrs of drafting.
Structural set: Wood Framed Structures
- Foundation plan + details: 4 - 12 hrs
- Shear walls & floor framing plans: 4 - 6 hrs/floor
- Framing Elevations: 2 - 4 hrs/ elev (1 - 2 stories)
- Framing Cross-sections: 2 - 4 hrs/ section (1 - 2 stories)
- Roof framing plan: 2-3 hrs
- Framing details (typ.) : 6 - 12 hrs/ sheet
- Notes (basic): 4 - 8 hrs
- Special notes: 4 - 8 hrs
- Stair framing & details: 2 - 4 hrs
Generally for 1 story a structural set requires about 30 hrs of drafting.
Electrical set:
- Electrical plans : 4 - 6 hrs/floor
- Special notes: 2 - 4 hrs
Plumbing set:
- Plumbing plans : 4 - 6 hrs/floor
- Special notes: 2 - 4 hrs
Note: A supplemental Architectural & Engineering review fee is usually applied.
CONSULTING & STRUCTURAL DESIGN - We charge $50/hr
Complete structural consulting, assessment, analysis & design using specific software or personal tabulated sheet-works and in accordance with latest 2010 California Building Code. All work is done in accordance with Title 24 and California Standards Code (2010 CBC, CMC, CPC, and CEC).
Specifications: Residential (based on our experience)
Structural design: Wood Framed Structures
- Loads evaluation & combo: 2hr
- Design spectral response accelerations: 2hr
- Seismic base shear & seismic distribution: 4 hrs
- Shear wall design and evaluations at each story: 6-12 hrs/story
- Seismic diaphragm at each story: 4-8 hrs / story
- Shear wall table: 2hrs
- Static loads on gravitational elements: 4-8hrs
- Foundation design and verification, soil bearing pressure 6-12 hrs
Generally for 1 story a typical wood framed building requires about 30 hrs of structural design.
Energy calculations:
- For TITLE 24 energy compliance reports, we use
specialized software for best results in low-cost energy performance.
Generally for a Title 24 report requires about 4 hrs of design.
Structural Reports and Observations
- Detailed structural reports including field notes and observations, structural assessment, floor plans, and photos of existing conditions will help you understand the exact status, condition, problems and possible remediation of one specific building.
- Structural observations performed as required by The Building Department.
Generally for a Structural Report for 1 story residential building requires about 12 hrs of preparing.
Note: A supplemental engineering review fee is usually applied.
PLANS SUBMITTAL AND PERMITS - We charge $50/hr
We can submit the Plans and computations to The City Hall where the job site is located
and we can deal with the city officials for your plans approval. We know how difficult and
time consuming it can be most of the times. We have the experience, knowledge and patience.
We can obtain permits for Home Owners, Contractors, Authorized Agents.
