FHA, VA, USDA, and conventional loans offer affordable financing options with low down payments, making homeownership more accessible for families purchasing modular or manufactured homes.
To ensure safety and compliance, these loan programs require that homes are properly constructed and anchored to foundations that can withstand severe weather. As a certified FHA engineering firm, we provide foundation certifications that meet HUD standards, including HUD 7584, the “Permanent Foundations Guide for Manufactured Housing” (HUD-007487), and HUD Handbook 4930.3.
Manufactured homes are inspected during factory construction for HUD compliance. Once approved, a HUD label is attached to each section of the home, confirming it meets quality standards and is eligible for financing.
We specialize in on-site foundation inspections and certifications for manufactured and mobile homes, ensuring compliance with HUD, FHA, VA, USDA, and conventional lending standards. Our services support homeowners, mortgage lenders, real estate professionals, insurance agents, and loan officers by providing accurate structural assessments and certification reports.
For FHA, VA, and certain conventional loans, the foundation of all manufactured, mobile, or modular homes must meet specific structural stability criteria. We conduct detailed engineering inspections to verify compliance with the HUD Permanent Foundations Guide for Manufactured Housing, ensuring your home meets lender and regulatory requirements.
If your manufactured home foundation meets HUD, FHA, VA, and conventional lending standards, we issue a certified engineer’s foundation report, ensuring compliance with financing and regulatory requirements.
As a full-service structural engineering firm, we do more than just provide foundation certifications. We also design retrofitting solutions for non-compliant mobile home foundations and engineer custom foundation designs for newly installed manufactured homes.
Mobile Home Certification Label (HUD Tag)
Mobile homes feature a 2"x4" metal Certification Label (HUD Tag) affixed to the exterior, displaying three letters followed by a six-digit number (e.g., GEO-123456).
Inside the home, a Data Plate includes a U.S. map and states compliance with HUD standards.
Modular Home Certification Label
Modular homes may have a state-issued certification label, indicating the construction standards followed.
Look for an 8.5”x11” Data Plate inside a kitchen cabinet, closet, or electrical panel box.
Unlike mobile homes, state-issued Data Plates do not feature a U.S. map.
Our foundation inspections evaluate essential structural components to ensure compliance with HUD's Permanent Foundations Guide for Manufactured Homes, including:
✅ Drainage & Moisture Protection – Proper grading to prevent water pooling and moisture intrusion.
✅ Perimeter Skirting & Enclosures – Protects the foundation and ensures proper ventilation.
✅ Structural Support Piers – Verifying proper placement, height, and load distribution.
✅ Tie-Down & Anchoring Systems – Prevents shifting, uplift, and structural displacement.
✅ Vapor Barrier Installation – Reduces moisture buildup in the crawlspace, preserving structural integrity.
If modifications are needed for compliance, we can design and recommend retrofitting solutions to bring your foundation up to standard.
