Interior structural and non bearing wall removal for remodeling

A property owner who recently purchased a home in Dallas GA, wanted to remove an interior wall.

Structural damage evaluation and FRAMING repairs from insect activity 

Jblueprints Structural Engineers inspected a luxury home in a gated community in Gwinnett County, where, unfortunately, insects damaged parts of the interior framing of the residential building. The building was being renovated and prepared for a market sale, and the contractor decided not to avoid liability and have a structural engineer assess the existing framing and prepare an engineering report with repair recommendations.

Deck framing removal and replacement with structural engineering review

We inspected and certified a homeowner's project of extending and installing a brand new deck to his residence. The owner replaced the existing deck which was structurally damaged and did some improvements and changes of the deck layout. We inspected the deck and checked the structural elements and connections for building code compliance for the updated changes. INADEQUATE Structural alterations to roof trusses

A homeowner called us after receiving a home inspection report upon placing his home on the market. The home inspection report mentioned some structural issues regarding the excessive span of a beam in the kitchen and some structural modifications to the trusses. Some chords were cut and alterations of the trusses members were performed.

IMPROPER STRUCTURAL ADDITIONS LEADING TO excessive FOUNDATION SETTLEMENT 

A home buyer was in the process of purchasing her first home in a nice neighborhood of Marietta GA. A home inspection report indicated substantial structural defects and excessive damage. Applying structural forensic engineering and structural detective inspection and research skills we were able to determine that the building had successive additions that contributed to substantial settlement and structural instability of the additions. We researched the aerial views from 10 years prior noticing different stages of multiple additions. 

 The multiple successive additions, from an initial carport to an exterior deck and finally a bedroom on top of the deck led to excessive foundation settlement with visibly sloped floors. While we were at the site, we evaluated the structural concerns and propose a remediation plan within the due diligence period.

Improper conversion of carport to interior space with structural alteration

A homeowner called our office and wanted a structural engineering solution to address the multiple successive additions and conversions of an exterior carport to an interior habitable space. The structural alterations were improperly performed and as a result, there were multiple posts inside a current kitchen which used to be a carport. Structural ASSESSMENT of damaged trusses

The property management company for a home in Powder Springs, GA called us to inspect the attic of a home that was on the market. A home inspector for the buyer noted a sagging ceiling and damaged trusses members and plates. The home was pretty, but severe structural deficiencies were hidden in the attic.

STRUCTURAL ENGINEERING HOME INSPECTION IN ATLANTA

A home inspection in downtown Atlanta, GA, revealed structural issues and concerns that the potential buyers were unaware of. Initially, the potential buyers were concerned with the crawlspace issues that included a cracked foundation, sagging beams, and termite damage.
