Site engineering inspections for manufactured home foundation certifications
We perform on-site engineering inspections for manufactured home foundation certifications. We can assist homeowners, mortgage lenders, loan officers, real estate agents, and insurance agents.
On VA, FHA-insured, and some other loans, the foundation on all manufactured mobile or modular homes must meet certain criteria for structural stability. We perform on-site inspections to verify conformance to the HUD Permanent Foundations Guide for Manufactured Housing.
FHA HUD VA AND CONVENTIONAL FOUNDATION CERTIFICATION
If the manufactured (mobile) home foundation is in conformance with governing HUD/FHA, VA, and Conventional Lending standard, we issue an Engineer's Foundation Certification to ensure that loan guidelines are met.
Not only do we issue structural engineering foundation certificates, but we are a full-service structural engineering design firm for the manufactured (mobile) housing industry. We can design a retrofit for an existing non-compliant mobile home foundation, or engineer a custom foundation design for installation of new manufactured home directly from the manufacturer. How can I tell if my home is mobile or modular?
MOBILE HOMES CERTIFICATION LABEL (HUD TAG)
• Mobile homes have a 2"x4" Certification Label (HUD tag) permanently attached to the exterior stating three letters followed by a 6-digit number on it (ex., GEO-123456). Any Data Plate found inside a mobile home will contain a U.S. map. Both the Certification Label and Data Plate will mention The Department of Housing and Urban Development (HUD).
MODULAR HOMES CERTIFICATION LABEL
• Modular homes may have a Certification Label on it mentioning the issuing state and standards to which it was built. If not found, look for an 8.5"x11" Data Plate glued on the inside of one kitchen cabinet door. It may also be found in a closet or the electrical panel box. State-issued Data Plates do not have a U.S. map on them and will mention the certifying state and/or agency.
Minimum guideline include
Proper drainage to avoid moisture intrusion / water pooling inside the crawlspace
Skirting around the perimeter walls to protect the foundation
Proper piers to support the structure
Proper ties and anchors to prevent the uplift and the sliding of the building from the foundation
A vapor barrier (vinyl sheet) to prevent moisture buildup in your crawlspace.
